The Health and Safety Executive (HSE) require that an Electrical Safety Report is carried out by a suitably qualified person on your electrical installation before you let out a property to a tenant. Why? It’s their job to make sure you do not expose tenants to unnecessary risks.
A landlord electrical safety report is a legal requirement if you rent out your property. This report identifies any electrical hazards, defects or risks to the health and safety of your tenants. It’s important to ensure your property meets the regulations for all aspects of electrical appliances, including fixed and portable appliances, fuse boxes, cable conditions and meters that are appropriate for your type of property.
